How much will my home cost to build?

While it’s tempting to provide a simple square metre rate, every custom home is unique — and so are the costs. To give you an accurate estimate, we recommend starting with a concept plan that captures your vision and requirements. Once that’s in place, we can provide a more tailored ballpark figure based on your specific design. That said, with a brief phone call, we can often give you a preliminary square metre rate based on similar past projects and the scope you're considering.

What do I need to have before I'm ready to build?

At a minimum, you’ll need the following documents in place before construction can begin:

Architectural Plans – These define the overall design, layout, and aesthetics of your home.
Structural Engineering Plans – These ensure the home is structurally sound and compliant with building codes. Geotechnical (Soil) Report – This assesses the soil conditions on your site and is critical for foundation design.

Depending on your site and local council requirements, you may also need additional documentation such as an energy report, stormwater design, or planning approvals.

How long will my build take to complete?

Build times can vary depending on the scope and complexity of the project, but as a general guide:

Custom Homes typically take up to 6 months to complete.

Multi-Unit Developments (such as duplexes or townhouses) generally require 7–8 months.

Major Renovations and Extensions usually take between 5–6 months, depending on the extent of the work.

These timeframes are based on our standard build process and assume all documentation and approvals are in place before construction begins.

How long does it take for me to get a quote back?

We typically provide an initial budget estimate within 24–48 hours of receiving your project details. If that estimate aligns with your budget and expectations, we’ll move forward with preparing a detailed fixed-price quote. This process generally takes 2–4 weeks, depending on the complexity of the project and the time of year. This approach ensures you receive a realistic and transparent cost breakdown before moving ahead.

What are some things that we can do to keep within budget?

One of the most effective ways to stay on budget is to start with a comprehensive and realistic scope. We recommend including everything you ideally want in your build from the outset — rather than adding things later. To help with this, we provide our clients with a detailed in-house selections document, which allows you to itemise all key inclusions such as fixtures, fittings, appliances, tiles, flooring, and more. Once we price everything based on your ideal selections, you’ll have a clear understanding of the total cost. From there, it's much easier to make informed decisions about what to keep, adjust, or remove in order to align with your budget — without compromising your vision.

Do I need council approval before I can start building?

Yes. Before construction begins, you will need to obtain the necessary council approvals, including planning and building permits. We can guide you through this process and liaise with the relevant authorities to ensure your project meets all regulatory requirements.

Can you help me with the design or do I need to bring my own plans?

We offer design assistance and can work with your architect or designer to ensure your plans are build-ready. If you don’t have plans yet, we can recommend trusted professionals or provide concept design services to capture your vision.

What’s included in your fixed-price contract?

Our fixed-price contract covers all agreed-upon construction works, including materials, labour, and site management. It also outlines the project scope, timelines, and payment schedule. Any items not included will be clearly specified to avoid surprises.

What’s the difference between a cost-plus and fixed-price contract?

A fixed-price contract means you agree on a set price before construction begins, providing cost certainty. A cost-plus contract involves paying the actual cost of construction plus a fee, which can result in variable final costs. We typically recommend fixed-price contracts for clarity and budget control.

How do progress payments work during the build?

Progress payments are made at agreed milestones throughout the construction process, such as completion of foundations, framing, and final fit-out. This ensures transparency and aligns payments with work completed.

Can I make changes after the contract is signed?

Changes can be made, but they may affect the timeline and budget. We recommend finalising your selections and plans as early as possible to minimise variations. Any changes will be documented and quoted before approval

Do you offer turnkey solutions, or is landscaping and fencing extra?

We offer fully customisable packages. While our contracts generally cover the home build itself, landscaping, fencing, and other external works can be included as add-ons based on your preferences.

Will I have a dedicated point of contact throughout the build?

Yes. You will be assigned a dedicated project manager who will be your primary contact throughout the entire process, ensuring clear communication and timely updates.

How do I know your trades and suppliers meet high quality standards?

We work exclusively with trusted, licensed tradespeople and reputable suppliers who share our commitment to quality. Our rigorous selection process and ongoing supervision ensure that all work meets and exceeds industry standards.

Do you know if I'll be able to build something on this block?

Determining whether you can build on a particular block depends on several factors, including zoning regulations, site conditions, and local council requirements. To provide a clear answer, we recommend starting with a thorough site analysis and reviewing the zoning and planning restrictions for your property with a town planner.

If you share the block details with us, we can assist by conducting a preliminary assessment and advise on the potential feasibility of your intended build. From there, we can guide you through any necessary steps to ensure your project complies with all regulations.

How big of a house can we build on this block?

The size of the house you can build depends on several factors, including the block’s dimensions, zoning restrictions, setback requirements, and local council regulations. Additionally, considerations such as easements, slope, and site access can affect the buildable area. If you provide us details of your block we may be able to provide you with guidance on a feasibility based on similar previously completed projects.
